How to start investing in real estate with little money

October 14, 2026•2 min read

Lack of money stops more future investors than anything else. The truth is that money is only one of three resources you bring to real estate. Time and credit count too, and the right strategy uses what you have instead of what you lack.

Here are five practical ways to get started with little money.

1. Learn before you spend

The second pillar of The HEIRS™ is Educate Yourself Relentlessly. Education is the cheapest investment you will ever make, and the most expensive one to skip. Learn how to read a neighborhood, estimate repairs, and run the numbers on a deal before you put a dollar on the line.

2. Start with wholesaling

Wholesaling lets you earn a fee by finding deals and assigning the contract to a cash buyer. Your main costs are marketing and your earnest money deposit, which is often small. Your biggest investment is time.

The key skills are finding motivated sellers, making clear offers, and building a list of buyers. An investor-friendly title company or closing attorney can walk you through how assignments work in your state.

3. Partner with people who have what you lack

If you can find good deals, someone with cash wants to talk to you. A partnership can split the work and the profit. Put every agreement in writing, define who does what, and decide how profit is shared before you start.

4. Use your credit wisely

If your credit is strong, a primary-residence loan can open the door with a small down payment. House hacking, where you live in one unit and rent the others, is one of the most common first steps for new landlords. If your credit needs work, make rebuilding it part of your plan now so the door is open later.

5. Build relationships with an investor focused agent

Any agent can be friendly. An investor focused agent has made investing a real part of their business, and the best ones invest themselves. They know what a deal looks like, and they will often bring you off-market leads first once they see you are serious.
